@Todd Goedeke hopefully I'll be adding that to my arsenal when I finally quit the W2. Right now all three of us still have W-2 jobs on top everything else

I'm located in Chattanooga, TN and purchased my first property this year. My wife and I, along with a third partner, are looking for a short term rental (AirBnb, VRBO) out of state to purchase late 2021/early 2022. We also make a good income through social media (Youtube/Tiktok). Does anyone know of a CPA/Tax Strategist with experience in both fields? 

Any help is greatly appreciated!

I think I found my first property to purchase in an up and coming neighborhood in Chattanooga, TN. Its a cinder block shell at the moment though and will need everything shy of a new roof. We're going to meet with a GC and come up with a detailed renovation budget but with Christmas around the corner I'm worried we'll miss out on it while we match it in to their schedules. For early estimates, to make sure the numbers make sense, is $70/sf a fair price?

I'm looking at purchasing a rental property near Chattanooga, TN at the moment and there is a tract of land about 10 feet above and behind the unit. There's more than enough room to build a new free standing 2/1 rental but it will only be accessible via a staircase from the initial driveway. Am I open to any ADA liability if there isn't ramp access to the rental? The staircase is already existing and just needs a refresh. It seems like most of the information on laws I can find is in reference to the physical house itself.
