Hey Paul, I think you should try all of the above. There are wholesalers who often come across multi family units. Also check out loopnet.com for commercial type properties. Go for it and make it happen. Make sure to run the numbers well. Getting  involved in an investment property is a fantastic way to go.

I am in a similar situation myself. I recently searched "we buy houses" on Craigslist and contacted some wholesalers in my area. I told them that I am in the market for a fixer and asked them to put me on their buyers list. I think by doing this it'll help get more eyes out there looking and something should eventually come my way.

Thanks for all the help. I plan on doing most of the work before my wife and I are to move in. We are planning on living in the property for at least 2 years. I have found that way we can avoid having to pay capital gains tax on the profits when the house sells. Thanks for the advice Aaron Montague. I am putting together a list of questions to ask lenders.

I'm working a full time job and am beginning the process of doing my first live in fix and flip. Is conventional financing my best option? And does a 203k loan require me to hire a licensed general contractor? I plan on using licensed plumbers and electricians, but would like to do most of the work myself.

Welcome Derek, I attended my first REIA meeting last month and was impressed. If you can make it to the next one I'm sure you will have questions answered. The people that attend are very helpful and experienced in the Boise market. Back to your question, I believe if you find the right people and get a great bargain on the property it'll be a good move.
