I started out January of last year by reading rich dad poor dad. By March of 2020 I bought my first property, rehabbed it, rented it out, and I’m about to refinance tomorrow. I also bought my first flip in November of 2020 and am set to sell that on March 1. I am now a full time investor and realtor. I am looking to break into the multi family space this year and get 4 properties

Most portfolio lenders will finance you if there is a small gap between your previous job and your new job.

It can be multiple different ways such as hard money, private money, self directed IRA, HELOC, etc.

In my opinion they as long as you have a good deal the buyers will come.

The one thing I would be weary of is if doing a larger deal is not being able to find someone to buy it and then potentially having to pay for it.

Here is what I typically ask/look for in a house

-Age of roof

-Age of furnace

-Age of water heater

-is the electrical updated

-Check for any major cracks in the foundation

-If you are flipping the house see the age and condition of all windows

-Check for moisture and mold in the basement

-Check for any large cracks in walls

-Check all ceilings for water marks

You may also be able to find a check list of things to check in a walkthrough on google.

It can be advisable depending on the situation. If you are able to buy right and put sweat equity into a house to raise the value it would be ok to do PMI. You could refinance after 6 months typically and if you are able to raise the value enough you could drop the PMI

Quicken loans is terrible. I would never suggest anyone to use it. Try going through a mortgage broker or credit union.

Most houses that are on the open market right now aren’t the best across the country. You can find them but they aren’t everywhere.

You could look into networking to find deals from wholesalers or also marketing to find deals yourself.

Call banks, credit unions, and mortgage lenders around your county/city and ask for their rates.

You may not find it on your first one but the best way to find it is to keep calling until you find one.
