Institutional lenders tend to shy away from approving and funding assigned contracts. You may need to close with a hard money lender and the refinance with a regular institutional lender.

While Portland does have a "Nickel Ads" publication, I advise you to be very cautious in advertising a wholesale deal to the general public through this type of medium. The Oregon Real Estate Commissioners office is actively looking for investors that appear to be practicing real estate without a license. Rather, instead of marketing publicly, you should develop a buyer's list in advance. By keeping your wholesale deals contained within your own private network, you mitigate the risk of scrutiny by governmental agencies. Cody Cox - President Northwest REIA www.northwestreia.com
