@CJ Watkins  I would be happy to meet up.  I messaged @Chris Gundersen about grabbing some coffee at Limestone's on Wilson during an upcoming Saturday morning; would 8/31 or 9/7 work for you?   With you having the Pro membership I believe you can create an event as well to spread the word for others to join.

@Chris Gundersen Welcome to BP! Not sure how much you're into podcasts but I have found them to be very valuable; not only from a content perspective but also as an case study into what is possible through real estate. There seems to be several local Batavia/Fox Valley BP members here, lets meet up for a cup of coffee one Saturday morning at Limestone.

 @Shunique Mayo This is not likely, however, you may be able to showcase a deal to a hard money lender and receive financing as they are lending based on the property not yourself/credit score.  Hard money lenders typically will have a higher interest rate, require several points, and are much shorter terms than conventional financing.    

It may be beneficial for you to partner with someone and use invest your time in a project versus bringing the needed capital.

@Blake Edwards Well said!  I often take the easy way out and email/text my agent.  I am going to make it a point to not only call him more often but also impliment this advice during my 9-5.

@Jeff Brower I am almost a year into my journey and this is very motivational. What I like most about your post was how you didn't sit back and wait for the deal to come to you. You were constantly looking for new paths; selling your SFH, getting real estate license, and an off market mailing campaign. Great persistence!

@Sandruny Fortune I would recommend you start reading through some BP Orlando/Florida Forums - you may come across a few local investors that you could provide value too.  Not sure what your strengths are but you could leverage those as well as your time/hustle to help a local investor while learning from them without the need for significant savings.  At the same time, I agree with @Kath Marie at some point you will need to build up some capital to deploy.  
 

Received this as a Christmas gift from my wife, very excited to get in the habit of journaling daily.  Started to journal here and there a month ago but it didn't have any consistency to it.  This should help tremendously with that.

I am just down the river from you, in Batavia and am looking for distressed single family properties in the fox valley area.

I looked at a property last week you may be interested in, numbers didnt pan out for a buy and hold but may be worth running them for a fix & flip.  I'll DM you the address.

My name is Cody Lingle and I found BP looking for RE Podcasts to listen & learn from. My background is in architecture & construction management, currently working as a project manager in Oakbrook Terrace, IL. I am building my RE knowledge by listening to BP podcasts, reading, and analyzing properties. My wife and I are looking to invest in multi-family + value add properties in the Fox Valley area.
