@Marc Winter great insight, we have an extensive network of people we call on and grab advice from, haven't heard the fraudster one yet. Good to know. Seems either way, need to get an attorney involved before successfully taking it under.

We are looking at taking over payments on a distressed seller who wants out from under their payments. What are my next steps from A-Z in acquiring the property via Sub2?
Such as the paperwork, documentation, title/deed work, etc? What does this look like when getting into a sub2 deals?

Well we are in the process of refinancing the other duplex up the street. Was going to pull out $40k out of that duplex and put $10k down for this current one under contract. But since we aren't "bankable" we are unable to refi our other duplex that has about $60k worth of equity in it. Suggestions?

Yeah thats the plan is to cash out refi the short term loan. Just hard to find an institution who will do it for that low. But will try Lima One

I'm looking for ways to purchase our 7th property which is a duplex. We have it under contract for 30-40% below market value. So essentially we are buying into both cash flow and equity. Looking for ways to fund this ($60k). One thought was to have someone buy it all cash and then turn around and owner finance it to us for 8%. I tried companies like Lending One, but the loan amount is too small for them to mess with. ($60k)

The deal is strong, long term tenants, and I have a duplex down the street that brings in $1300/month. The duplex we are looking to buy has room to increase rents. As it sits now we are buying it at 2% in terms or current rents to purchase price. (We can raise rents upon new tenants moving in)

Open for collaboration and discussion. We aren't bankable, but have other property that we've owned now for 2 years with a little equity built up.

Century 21 has been on top of things and very reliable. Not only that, they have a 3% vacancy rate for the 500+ homes they manage. 

What I like most about them is their ability to get a new tenant in place, largely because of their waiting list of people they have ready to RENT!
