Acquiring deals via Sub 2

We are looking at taking over payments on a distressed seller who wants out from under their payments. What are my next steps from A-Z in acquiring the property via Sub2?
Such as the paperwork, documentation, title/deed work, etc? What does this look like when getting into a sub2 deals?

You definitely want to consult with an attorney who has experience doing it in your state, because I know it can be tricky.
