Hey All - As my fix & flip company has grown in the last two years, we are beginning to bring our own construction in house. Before we go full in house, we are really trying to dial in the quoting process, specifically with putting material lists together. We are good at investing* and wouldn't consider ourselves the best contractors. We are in Sub-markets, which have led us to having a very small general contracting pool and can't find any contractors to keep up with demand. Really reaching out today to see if anyone has a good recommended software they use for material list organization & construction management softwares. Our goal is to be able to use either some type of software or spreadsheets to continue to build off of and help dial in our costs as we begin to hire more contractors for our team. Appreciate all the help in advance! 

Hey BP Community, I invest in a smaller market where the properties don't always appraise for 100k and limits my cash out refi loan options when dealing with DSCR. Does anyone have any advice or different options that could help this problem. Thanks in advance!

I have several properties I am in the process to cash out refinance after I completed the rehabs and got renters in. We have a good amount of refinances to put in place 8 ( 6 in one entity & 2 in another). I always toggle between the two options of refi'ing them in a portfolio loan rather than doing them individually. Any good pointers or tips for one way or another. I know it comes down to investing strategy, I would like to say these are long term holds, but you know how real estate is the next best deal can be knocking on your door. Thanks for the help in advance!

@John Warren thanks for the insight. I've done 20+ deals to date. Just havn't done any in the Chicago land area. Grew up in the suburbs, so working my way back home and just trying to find a good HML to partner with on BRRRR's and Flips in that C - D Class areas! Thanks for the recommendation!

Has anyone had a good experience working with a HML in Chicago dealing in "c" class / "d" class neighborhoods? Looking to learn more about loan terms for a fix and flip and what some of you alls experience looked like.

I am looking to scale up my portfolio in the Evansville, IN market for single family homes. Looking for any connections to experienced rehab contractors in the area. I am new to real estate investing and beginning to do my research on finding a good real estate oriented lawyer. Any tips on vetting the right lawyer or any connections would be a great help. I am in the bowling green, KY market and the Chicago market.
