@Sarah Hylander I’ve been to the outer banks once and all I could think about was the under capitalized opportunity of the area. It’s beautiful with so much more room for new developments

@Blake Ramsey if you have strong cash reserves, the area is a great location and you’ve done your due diligence roll with it

Good afternoon! If you're reading this post, thank you!

I'm looking to move to Austin in the next 6 months to get my realtor's license and do some investing! I'm a realtor/investor in a small Louisiana market and am looking to move to a city that has more to offer and is full of opportunity.

Yea, I've also heard that as of Oct 1 the rules have completely changed so I guess we'll just see!

@Steve Adler I’d say absolutely as long as you understand the area and have a good relationship with your contractor and cash reserves.

To the guys that are experienced in real estate long enough to have seen multiple cycles, what are your thoughts on what is going on right now? Where are we at in the cycle of high prices, foreclosures, low prices, etc?

I'm not one to say this is a "bubble" and it's about to "pop" because I simply don't agree with blankly believing that statement. If someone with more experience has an opinion on what this could mean, I'm very interested!

Hello to whomever is reading this! I have spent some time working on my current battle plan and want to get other people's input on what their plan is and why.

My plan is to acquire another 6 units this year that meet my criteria (I've purchased 4 so far). My criteria is 3 bedroom brick on a slab homes that are in areas where if I needed to flip the house it wouldn't be an issue. I'm also keeping a buffer of $10,000 per house in case something crazy comes up. (Which, just recently, I had to replace two outside a/c condensers which cost $6,000 l o l)

The objective is to buy 60 doors over the next 5 years and hold them as long as I possibly can until an offer I can't refuse comes up or I find a multi unit place that makes more sense than the single families. And maybe even owner finance them as I get them paid off.

I'm not looking for agreement, encouragement, or asking how/why. This will indefinitely happen. I'm curious to see what your plan is and why you're trying to achieve it. Let me know your battle plan and what you're doing to execute!
