Simply put, no I personally wouldn't. Once you feel the effects of owning some houses for a couple of years you realize cash flow is primarily just the safety net for when something breaks. $900 over 12 months with what appears to be small equity and small appreciation is a no go for me. You can find better deals out there for your cash and yield a much higher return.

Simply getting started and continuing in your efforts every day is where the secret sauce is.

If you wake up and decide every day you’re going to do one small thing to achieve your goals, it’ll ultimately end up with you doing at least that one small thing and maybe snowball into something even greater.

Today, my one thing, was writing 40 direct mail letters to my small list of 250 properties. However, in the doingness of this, I’m on letter #80 and will do at least 100 of them today.

Small, incremental steps. Brick by brick. Hope this helped someone today!

@Elijah Wichers I would do the PMI thing if there was no way possible (which there is) for you to get involved in another deal. Maybe find a partner to flip a house with, do and manage the work yourself, save up more cash so you can afford a bigger down payment and no PMI on the next place. And give yourself 6 months to pull that off.

Or, if you can find a decent deal quickly but don't want to come out too much cash out of pocket for it find some roommates who will pay the note and the PMI but I'd have that plan for 3-5 years until you can refinance once your equity is at 20% then you won't pay PMI anymore

@Kris Laku download deal machine, find 100 houses, skip trace all 100 numbers, call them until you find a motivated seller, build rapport with them and be as honest as possible with where you’re at, then figure out the financing and such after. Action will reward you with answers

@Zoie Holley get with another more experienced local investor, ask them to let you be apart of the deal when you find one and get their criteria, bring them the deal and follow along for the ride. Risk free and added value experience

Download deal machine ($100), take a picture of 100 houses, skip trace all 100 properties ($14), start calling and asking if people are motivated to sell (in better words) then follow up and expect it to take a minimum of 3 months and 300 properties to find a deal. Total cost: ($342)

I have a deal closing today from doing this. It’s pretty simple honestly just do it every day for 90 days, get out of your own way and you’ll find a deal and find a way to be apart of it.

Don’t be afraid, you’re 20 and have nothing to lose. Biggest way to add value is bringing a deal to someone who knows more than you do.

Has this tactic been successful for you in negotiating a better purchase price? 

It certainly has. It depends on who you're talking to but it's helped me a couple times most definitely.

Hey everyone! I’m having some trouble.

I’m an active investor/realtor in Lake Charles LA and am now in Richmond, Virginia for the next 80 days while my wife works a travel nurse assignment.

I have a lot of different projects going on in Lake Charles currently and have more to come.

The issue I’m facing is purposefully and intentionally planning out my day because a lot has changed and to be honest it’s giving me a lot of unrest.

From going 90 to nothing every day of the week to being completely displaced and out of my element for the next 2 and a half months and I know it will be quite the challenge!

Any thoughts or ideas are appreciated. Thanks!
