@Faith Gracia have you considered moving to southern NH once you graduate? It should be easier to find a property within your budget, ideally a house hack to keep your living expenses low.

@Josiah Santillana gotcha, I would definitely recommend house hacking. From speaking with other agents and doing my own research of the AZ market, it seems like multi families are harder to come by. Correct me if I'm wrong.

@Quan Zou that's awesome man, their mentor program is extremely helpful for brand new agents. I think it comes down to the demographic you target, if you're calling home owners in residential areas, chance are they're not looking to buy multi-families. Where as if you attend local meet ups and network with investors in your market the chances are much higher that you'll come across potential clients.

@Mat Poole I doubt a lender would have an issue with using a HELOC to fund an investment property, as long as you have enough equity in your PR.

@Zachary Ulven if you're in a good place financially and the numbers work then I would take advantage of it. There's never going to be a pretty deal and as Brandon Turner always says "your first deal isn't about making a ton of money." If you're able to then that's great, but having that money sit in a low interest savings account for the next 10-15 years is a lot worst than any potential downsides, in my opinion.
