@Cindy Brown Understood, I think your first step should be determining what type of properties you want to target. This could be distressed singles families or long time mom and pop landlords, from there you could start off with some of the "free" options such as driving for dollars or searching sites like Craigslist for potential deals.

@Carla Takats Sounds like @Mike McCarthy hit the nail on the head, I wouldn't rush into any major finical decisions considering you aren't married and it doesn't sound like you have plans to at the moment.

@Pratik Tembe No worries! I think you'll find the expenses to be more favorable in NH.

Hi @Pratik Tembe I'm not sure how close you want to stay to the Boston area but it may be worth looking into Nashua NH.

@Grace Green Considering what everyone has mentioned you may be better off using the property as a short term rental. I would imagine being a large city you must get a decent amount of tourists and individuals traveling there for business. Not sure if you were planning on living in the property during that time but it would give you the option to sell after year two tax free.

@Lauren Miles The biggest thing that will effect your creditability as an investor "friendly" agent is developing first hand experience which comes from owning investment properties of your own. It's the best way to attract potential clients who are interested in buying rentals. The first thing I did when searching for an agent who had experience with investors was determine if they had any rentals of their own. The amount of agents willing to work with you is overwhelming but that number shrinks drastically when you eliminate agents who work with traditional buyers.
