Suggestion for towns in greater Boston for Rental Property Invest

I am a new investor in the Boston / Greater Boston Area and looking to buy multi-family rental properties that generate some cash flow. I tried to do online research but not getting convincing articles and I am not able to zero in on any towns around. Do you have any good suggestions for a multi-family rental investment town in and around Boston?

@Pratik Tembe I invest heavily into Worcester. I actually just closed on a flip I am doing there today! The potential of this city is unfathomable. Inside the 128 / 95 pocket of Boston is bubble territory. The market is looking very toppy. In Worcester I am getting better tenants as time goes on, lots of activity is moving out west from Boston. When downtown is finished being revitalized it will be a far hotter market.  The money has flowed both north and south of Boston for a while. From what I know about geography....it cant go east. Worcester is a great secondary city to Boston. Post pandemic, the secondary cities will thrive.
