First Time Airbnb Host

Hi BP, 

I have a home in North Fort Worth/Keller area 3 bedroom 2 bathroom with a converted garage into a game room and I am about to move out to get my second home. I am debating on renting it normally or furnishing it and putting it on airbnb to go ahead and make more money to put into more properties. Airdna states I can make close to 40k a year but I wanted to see an anyone else has tried this in my air and what your experience has been?

Mike and Culin gave some great advice. Do what they said - it will help you analyze. For what it's worth - my three Airbnb homes fit the description of yours exactly - 3/2 with converted garage to game room. We grossed 47k per home this year. So when I saw the numbers you gave, I just had to laugh and say "Yup." For what it's worth, I'm in a different, and less known market - New Bern, NC. Do your research, and good luck with whatever you decide!
