Hey BP Members,

Have my first investment home in the Lithonia, GA area (outside of metro Atlanta) and it has been on the market for about 3 months at this period. Still new to investing, and I know these months are tough months to find renters, but wanted to ask the former to see if anyone had any tips on what I could do to facilitate the process

The property is under Property Management watch, but want to know if there is more I should be doing to finally get it rented out.

Hey Bigger Pockets. Pretty broad question I know but figured I ask. Trying to make another purchase in the Dekalb County area, but I want a change up from the contractors I was using for the first house. Wanted to ask to see if anyone knew or good contractors that worked in this area?

Hey all,

Just completed my first deal and now trying to digest and understand where i made missteps. Looking back I realized I spent too much on rehab, and that I'll need a better understanding of the rehab process. 

Wanted to ask if anyone knew some good resources that are already on bigger pockets to educate me on house rehabbing in terms of price expectations, and what to look out for if I'm looking for a new deal on a house?

Trying to learn as much as possible in preparation for my next deal.

Curious to see if anyone has knowledge of portfolio lenders in Atlanta. I've recently met a couple that has 6 houses free and clear and they would want to be able to get a blanket loans on those houses to raise enough for a commercial purchase 

Same here. Sadly the only  days I could manage is the 28th and 29th of November. 

Hey everyone. Just got a rental house and it is close to being fully rehabbed. Had a property manager who was going to be  the person I used before when everything was done, but they have backed out today due to the fact that their policy is to not manage properties built before 1978. 

Anyone have any suggestions or referrals of property managers I could use in the  Lithonia, GA area? Any recommendation is appreciated!

About to hire a property manager for my first property, and even though I will be working with them to find a tenant for the house, I want to know in general what criteria you guys use to screen for potential tenants? What should  be on the lookout for?

thanks everyone for the support! It was a 4 bedroom 3 bathroom in Lithonia GA  for $62,500.  Single family.  Needed a little rehab so fixed it up. Hoping to get it rented by October.   Projecting it to rent at $1,000 on the low end. 

Any suggestions on what to watch out for from here?
