@Wayne Brooks in Memphis we have tax auctions and delinquent tax properties that can be sold without a auction from my understanding according to the county officials. I could send you the list with the information on sales via email

@Tim G. Land smith of San Fran and Precise Associates are 2 of the companies that have shown interest in my package and also have provided LOI's... Neither were accepted but their is proof that those companies are acquiring bulk packages throughout the web

@Curt Davis don't speak for everyone curt, I am working with a investor with 70 properties 35 of which I have under contract with the same clause I stated. I wouldn't consider a $475 earnest money deposit to hefty. But hey, that may be my investor and I relationship since he is my mentor. But anything is possible it just depends on your experience and how motivated the seller is..

I would personally do a purchase contract on all 30 properties with a clause of with my partners approval. And assign those contracts to a hedge fund. I have 40 properties in Memphis, and I am currently looking for a hedge fund company buying in my area

How's it going Bigger Pocket family, my 1st month in and I am looking to close on my first property on the 28th of this month. I am currently working with another wholesaler who is bring the buyer and I am bring the properties, how can I build a buyers list of my own?

@Bill Gulley I am actually looking into purchase a tax delinquent property(county has already taking possession). Cost is 9k, rehab is 21k, APV is 93k. Rents are $925-950 in that area. @Michael smith thanks! Really a lot of help

@Wayne Brooks@Michael Smith A promissory note is basically a loan through a private lender with the promise to repay, usually using putting the properties deed of trust as collateral?

BP, I am looking to do private financing on a tax delinquent property.. I am looking for any advice, and explanation on promissory note.
