Bigger Pockets, how are wholesalers like myself able to wholesale a short sale. I have a deal that I am working where I reached out to a owner through direct mail they loved my offer which is a really smoking deal for the area. My question is how can I flip this to make money. Can I double-close, assign, or just add a consulting fee in my end buyers contract with the owner& lender

Can I include a consulting fee in the special stipulations section of the real estate contract instead of doing a assignment?

Will this allow me to wholesale bank owned/ Hud properties also without doing a contract in my name "and/or assign"

How can I find properties that the Hard Money Lender foreclosed on.. Say I recieve a loan from a HML and couldn't make payments anymore the HML would foreclose on me but where do these properties go? @Ned Carey @Account Closed

As a wholesaler, I would say a good wholesaler will find you first.

is their a way to find Hard money foreclosure if their is such a thing

all depends on where the property is located .

seller finance; you can pick a property up in Memphis for 15k; or build your credit with about 1k of that
