Post: First time buyer - SFH or Multi Family?

I am a first time buyer / investor based in NYC. Looking to make my first Investment in property. Would like to hear your thoughts on whether I should look towards SFH's or go bigger and look for Multi-family buildings?

Say I have approx $100K to spend on down payments!

Wondering if it makes more sense to maybe buy 2 SFH's for example or 1 larger 4 plex? As a first time buyer getting into the business, what would you recommend and why? ..... Also , if your leaning towards Multi family, what search engines do you use? Realtor, Loopnet, CoStar?

Great Thread/Question, I am in a similar boat to you but live in NYC and trying to research from a distance is tough so its good to get insight from the folks above. I have also been drawn towards the City Uni neighborhoods due to repeated college kids always coming through (whatever the risk of damages etc to the property), aside from that, I dont know much about the other neighborhoods of CH and would love to hear where your looking and what kind of tenants your findiing in certain neighborhoods. Would love to connect further

So Im pretty new to the BP community and recently stumbled upon Mashvisor, a website similar to Zillow, Realtor and typical MLS websites only its dedicated to investors, running the comps and showing potential returns/COC scenarios etc.


Wondering if anyone else uses this and if you find it accurate? They use assumed interest rates, rent rates etc but wondering how accurate they are or if i should just run my own numbers only! I love the idea of it as it gives you an instant idea if a property is worth pursuing or not!

Just reading this thread now, did you reach out to First Investor Realty? Wondering how you got on with them? Im in a similar boat to you, looking for turnkey properties for sale in order to buy and hold for rentals.

Did you ever get any other feedback on this? Im an investor from NYC looking to get into the Charlotte market and student housing around UNCC was one of my target areas. Interested to see what local investors think of this area for investing/returns?

Andrew - I am in a similar situation to you, have you had much feedback/recommendations on this? I'd love to hear who you are being referred to for my own use also.

@Jaysen Medhurst - understood. Yea i would be of the same opinion, at least for my first few rental properties, i would go through a property management company locally who can watch over for me even if that meant minimizing my monthly income.

Hi folks -

on the above, Im in a similar situation, if i were to get Pre-Qualified tomorrow!.... How long does that last before i have to make a purchase on a property? If i get pre-qualified tomorrow, can i wait until December to buy and still use the same pre-qualification?

Also is pre-qualified the same as pre-approved?......

@Jaysen Medhurst - My fiance is originally from Charlotte so we have always had a connection to the city, its also a potential future home city when we tire of NYC. Not to mention all my research online shows in to be one of the better performing/growing/VFM markets so it seems like a no brainer to invest!

Curious as to you opinion on Charlotte, would you not invest for a certain reason? Do you think other cities would be more worth my while looking at? Im open to any area tbh as i have no tie-downs to any one place.... just yet!
