I'm living here now, got married to an Italian woman we are considering if we should purchase in an area with high cash flow, or just go to the US Market. If we do IT, we're thinking Florence since it can appreciate and has high cash flow.

I moved to Puerto Rico about 8 months ago, and apparently there is no MLS here. Agents, or even fake agents, will post the same listing online, and then contact the real owner, and then take a cut. I didn't know this was a thing until literally yesterday.

Anyways the existing website where people can see listings is similar to a Craiglist-type website. https://www.clasificadosonline...

They don't have many search parameters, and no notification system, so I decided to build a bot to collect all the agent information, and all the listing information, and create alerts and notifications based on whatever someone wants. I've been listening to Brandon Turner and David Greene for awhile, along with others in the industry, and understand finding a good deal can be lucrative to other investors. I know a few investors who want to find Repo'd homes here in PR, and it's valuable for them. I'm sharing this to find some investors who might be interested in collaborating/partnering on some deals of some sort. I can also aggregate data from other listing-type websites as well. Just need to know which ones to add.

One incentive to purchasing a home in PR, is Act 60, and paying 4% of federal income tax for a business, or 0% Capital Gains tax, though you must live here 184 days out the year. There is some wiggle room, but for more details, let's discuss that. Happy to provide resources if you want to look into that. That's a whole other conversation.

I'm SO glad I searched for and found this thread. There is SO much great information here! @Mike Lambert and @Sebastien Hitier, if either or even both of your write a book, I would definitely buy it and read the **** out it. And if you have the the extra drive, you can always use Amazon's AOS system to have them turn your book into an audiobook. You pick the voice actor/actress, audible serves the content on their platform, and your market it. I haven't found many books on International Real Estate Investing so you two could be pioneers of your respected areas. Additional income and growth just like how Brandon Turner and David Greene did it here. Hell, I'm sure they might even help you. Just another idea for long-term passive income, book/audiobooks sales.

I finished Tim Ferriss' book last year as well, along with 3 of the BiggerPocket books and The Real Estate Millionaire Investor. Read 17 books total, but those were the only real estate ones. I'm currently reading Nomad Capitalist and just ordered "Flawless Consulting" to help grow and expand my business. Nomad Capitalist touches on the areas that @Sebastien Hitier mentions, as well as a few more.

He talks about how to obtain citizenship or residency, why they're important for living a free and nomadic life. And as a capitalist, how to "Go where you're treated best". He's definitely anti-United States, but does support his ideals as being American, in that, the American dream is about going where opportunity is, just like settlers and immigrants that came to the US in the beginning. While some of the locations he has invested in sound daunting, upon further research, some of the locations have more secure banks, lower tax rates (of course), but also some countries he's investing in, he believes will be the next Singapore, or possible a country that will be added to the EU. His strategies are to invest in countries that in 30 or 40 years, will be economic stars. So buy early where the value is undervalued, Buffet technique.

For anyone feeling citizenship or residency is a barrier to entry in international markets, it's definitely looking into acquiring such things. There are some countries that allow residency based on investment of businesses and property. With taxation SO DAMN HIGH in the US, especially California, over the course of a few years, you could not only have purchases residency in another location, but also saves significant more from taxes AND possible obtain MORE social benefits than what you currently might have (looking at you healthcare, and education for your children). I don't want this post to get marked for promoting or anything (He doesn't know me. I'm too poor. xD), but I think I can say, check out his website if you're considering to diversify your assets and lower taxes?

Would love to hear everyone's stories about how they go into investing in other countries, and ANY book suggestions on the subject. Last years goal of books was 1/month and I finished 17. This year it's 2/month @ 24!

    Post: $72k reported on last W2. Should/Can I get a loan?

    Right now I'm researching how to get approved for a loan. I defaulted on my student loans, so from my understanding, a traditional government loan is out of the question. But about 4 months ago, I setup a Loan Rehab program, so by end of March, the default will be expunged from my record. My credit is also pretty low, 620s for TransUnion and 520s for FICO. Family member said they'd pay the down payment. I live in CA, but will move out of state to get a better deal. Will also live in the place for 2 years (house hacking) to avoid paying high capital gains tax. Currently unemployed, but saved 77% of my money by decreasing my cost of living significantly so got $7k saved up. My last position was in InfoSec so was making $72k before taxes, as it is reflected in my last W2. Currently reading Brandon Turner's The Book on Investing in Real Estate with No and Low Money Down and listening to podcasts here. Any information, resources, or assistance into this would be great!     Post: Wait for Higher Credit or Buy and Grow Now?

    I'm currently working on my credit, (I have student loans I want to BEGIN to pay off. I haven't started but am starting Monday), but I would like to know if I should start talking to lenders now. I'm currently unemployed, but my last 2 tax records show I was making $70k in salary. I fear that if I wait for another year, as my credit will be higher, my 2020 tax return will show I haven't made much.

    Should I speak with lenders now, see what I can get offered, and search for deals on that, all while building up my credit? Or should I wait a year until my credit is much higher, and my student debt is paid off? I could technically pay all my student debt off immediately, but it's my understanding that paying it off in payments, monthly, is better to build credit.

    Any and all answers will help. I recently got all 3 of my credit reports via AnnualCreditReport[dot]com, which allows for free credit reports annually. My score is around 620. That said, because of COVID, I've heard you can get reports on a weekly basis. Haven't tested this tho.

    Any assistance will be great! Happy to share more information. Most my work in online, so I can work remote and do contract work wherever. I feel like that should be added.
