Hello,
Most investors today sell their properties by owner financing and accepting a mortgage note. These notes are usually written for a 30 year term. Sometimes your money is needed sooner.
I may be able to help you. I have access to companies that are note buyers. They will buy notes $20K and up. Commercial or residential. They will not buy second position notes.

ATTENTION!!

There are now investors available that will buy second position notes.
The basic criteria is:

1) a good rate (such as 7% and up)
2) note value $20K and up
3) seasoning can be less than 6 months

Hello, My grandfather was a commercial real estate investor and my mother was a loan processor for a title company. Both of them taught me much about real estate. But, I continued my education by joining a REI club, networking and learning the market. A continued education is important.

When I felt that I was ready and I had my finances in order, I purchased townhomes and rented them out. Being a landlord was an experience. Eventually, I sold them and became a loan broker. I will probably get back to investing but, in a different direction.

Only you can decide what part of real estate you will want to do. Everyone can tell you of the success that they have had in whatever part of real estate that they do. But, what part do you have an interest in? My best advice is to follow your heart and do what you want to do. I have been on the investors side and the paper side and both have been exciting. Hello, California is hard to invest in with limited funds. I would suggest learning more about real estate, joining a local REI club and possibly build your credit and capital. There is an alternative, you can invest in other states but, I would suggest that you have more experience before you attempt that idea.
