@Chinagolum Adigwe unfortunately it’ll be tough to find something in Brooklyn (or NYC) at $500k. If you’re willing to check out Queens and Long Island you’d have better luck. Let me know if you’re interested!

If I get the data of sold properties, would I end up with an even bigger list that now needed to be scrubbed? Because I would now end up with a long list of sold properties (that were note originally on my list) as well?

Hi all! So we are using a CRM called Insightly to manage our leads, and I'm trying to find out the best way to go about cleaning the list. Currently I am going through all of the addresses one by one to see if the property has sold so we can tag them and no longer market to them. Someone please tell me there's an easier way! I imagine we could use a VA to do it manually, but I'm wondering if there's some sort of integration or program we could use to get this done quickly. Thanks in advance for your help!!

@Nathan Weaver, we are interested in flipping and buying and holding as well, however since our cash is tied up in two properties for the next few months, I wanted to see if we could give wholesaling a shot. 

Thanks for the advice, we have a few meetings on our calendar for the coming weeks (some from BP and mostly from meetup.com), and I will absolutely keep your suggestions in mind! I appreciate you all taking the time out to chat!! Enjoy the rest of your day!

@Nathan Weaver, it's not that at all; I want potential buyers before I go putting properties under contract. Of course, anything can happen once I have said buyers, but imagine I put a property under contract and keep running into tire kickers; basically this is what I am trying to avoid. So in essence, I'm saying I don't want a saddle until I have a horse; what good is a saddle without a horse afterall? As soon as a find a horse, I'll get the saddle; get it? :)

@David Dachtera essentially what I'm advertising is exactly that; I'm looking to build a buyers list and I ask questions like what areas they are interested, do they have proof of funds, are they looking to buy and hold or just flip, etc. If they seem like they are kind of beating around the bush, I ask directly if they are wholesalers; or I'll ask what is their role or title in their company. They're always a part of "ABC Investments" or "ABC Equities" and their response is something like, "I mean I'm just part of the team!". 

It's great that I'm filtering out other wholesalers; which I'm also happy to work with, but I'm trying to figure out what I may be doing wrong as far as finding serious investors.

Hey BP! 

I'm Brooklyn, NY and I have had a few investors reach out in regard to any properties of interest I may have for them; however, I feel like they are often annoyed that I am "screening them" or asking any questions at all. They seem to just expect me to give them addresses and they'll "get back to me if they're interested". My concern with this, is since I don't currently have any properties under contract, I don't want to give them the address of anyone I may be in communication with, as I don't want them the steal the property from under me. Is this normal for investors to do? I wonder if they are just wholesalers as well, and when I ask them directly, they always say no, but they always have to go back to their "partners" to get the answer to my questions. I have a friend who has had a property under contract and lost out on it because she couldn't find a buyer in time so I'm reluctant to put something under contract without at least a few interested parties.

I guess my questions are; 

1. Is this normal that I would just give them the address to see if they are interested?

2. Is there a better way I can screen them prior to having a property under contract without jeopardizing my stake in the deal?
