thanks for your input @Andrew Michael as far as direct mail this would be my first time sending out so i'm not really sure what zip codes i should target, what would you recommend to narrow my area? I'm interested in Frederick and Montgomery County but when searching Listability and List Source the results for absentee owners is a lot and would like to narrow it down some. Since this will be my first mailers what's a good number to start with?

Hi I'm looking for some guidance i want to do assignment of contract but i don't know what counties in Maryland i should i focus my marketing in? also would you recommend bandit signs or direct mail or any other suggestions? my budget for marketing is $200-$300 so it very limited. Any advice is greatly appreciated thanks

also i would like to network with any local wholesalers/investors in Montgomery County i live in Gaithersburg, Maryland

what is a recommended E.M amount to send with the offer? I was advice $250 per offer

Hi BP community i'm grateful that someone recommended me to this website in just a short time I've been able to get some of my questions answered. I've been putting bandit signs trying to generate leads and hopefully get my first deal within 30 days. I'm so eager to  implement what I've learned and start this new journey as a R.E.I 

I'm located in Maryland a few miles from Washington D.C and Virginia if your in this area let's network. I need some key people in my team in search of a real estate agent also an attorney and/or title company that deals with assignment of contract and "DRY" double close. Again it needs to be "DRY" double close. thanks for taking the time, god bless.

who sets the E.M amount if it's a reo or just a active listing on the mls?

Hi guys i have a question about Ernest money? My realtor send me MLS listings for distress properties some are active others are reo properties. So i wanna make offers but i'm not sure if for every offer i put in i need Ernest money also i know i need POF letter, but my main concern is that i don't know how the E.M works. so if i get a offer accepted does the E.M Check get cashed or ??? please help
