Great plan. Just a warning so you don't get unknowingly frustrated, you are going to have an awful time finding good properties under value around Atlanta right now. For two reasons: 1. there are still a lot of big investors and hedge funds there who are eating up all the inventory, making it hard for individuals to find a lot and 2. appraisals in Atlanta are horrible due to a broken appraisal system, so even if in theory you are getting a property under value, the true 'market value' may be impossible to prove.

Hopefully that's not too big of a buzzkill but either way I think you'll do great!

Thank you for the heads up on the appraisal system and yes you are 100 about the investors,funds having a big presence. I agree that determining true market value in Atlanta right now is an exercise in craziness but I really am concentrating on networking, acquiring my RE license and educating myself. I'm devoting the next 6 months to these goals as well as telling everyone I come into contact with what I'm trying to accomplish. Just by applying the "law of attraction" the universe has conspired,through regular face to face, to present 2 offmarket deals! Thanks again Ali,keep in touch and I will do the same. By the way Huntington beach is one of my favorite places in the world and taking a 3 day weekend to drive the PCH was one of the most amazing experiences!

Joel Its the old GM plant in Doraville. Integral Investments headed by Egbert Perry is the entity doing due diligence on the prop.I understand what you are getting at meaning at this point it is all speculation.
