Hello again, so...as is stated somewhere here on the forum, no question is a dumb question.
My sister and I plan to incorporate soon and she is one test away from have her real estate license. At some point some where I thought I read or heard something about there being certain legalities involved in being both the owner of a real estate company that buys and sells homes and also a real estate agent.
Is there any truth to that or anything that we should know?

@Dmitriy Fomichenko, thanks so much for the suggestions, I'm about 3/4 of the way through podcast 166 right now and definitely plan on reading the beginners guide soon. Currently I just have Tampa and florida setup on the alerts but I'll definitely be adding more soon. I'll head over to the meet forum right away and poke around.

Hey everyone! This is my first post aside from my warmly welcomed introduction in the intro forum :)
So, as the title states I'm trying to find our target neighborhoods for finding our fist house to flip and the first thing I wanted to start out with was figuring out the median sales prices of houses in the general area so that I can pinpoint the neighborhoods with comparably priced homes in that range.
I'm finding that everyone seems to have their own idea about what the median house prices are (many sites being totally outdated and useless).
Here are the prices I've found that seem to be reliable enough:
Median Prices | |
Zillow median sale price: | $197,425.00 |
Trulia Median sale price: | $174,950.00 |
Realtor.com med close price: | $165,000.00 |
Floridarealtors.org | $199,000.00 |
Average: | $184,093.75 |
Should I just stick with the average I have here and stop over thinking it or do you all have a goto data source that's open to the public? (I don't currently have access to the MLS database and am really not sure about what all I can find on there regarding this sort of thing)
Any help for this newb will be greatly appreciated! :)

Wow! Haha, what an overwhelming welcome, thank you so much everyone!
We just had our second weekly meeting last night and I was telling the team about BP ad how it was the nicest forum (not just real estate) that I had ever come across and that is proving true for the BP community as well! So many exclamation points, but I really am that excited! :)
