Thank you for the suggestion! Have you read those books by any chance?

My major plan is to start buying up small apartment buildings (5-8 units) to rent out. I am trying to gather as much advice on financing one of these as possible. What is the best route to take to finance this sort of rental property? I'm ideally only looking in the $150k-$200k price range for my first one.

I was directed towards one as well under the name of Flip Funding, LLC but I do not believe they are in Cleveland. I could not find a good contact address on their website (which also has made me leary) but check them out and let me know what you think.

 Hello Ryan,

The one I found in Cleveland is called Trustar Funding. Now quite sure how reputable they are. If you can find out anything about them, please let me know!

I am in the same boat as you, kinda..... I recently purchased my first property. It is a two family home which I plan to keep as a "buy and hold". Now I am already planning my second purchase which I plan to be a fix and flip, but I do not have the money to purchase/rehab out of pocket, so I'm looking for hard money lending. I hope you get some good answers! That would help us both.

I've also considered working wit Do Hard money, but haven't gotten much feedback. I'll be following this post closely as I'm interested to see if anyone has any experience working with them.

Best,

Will G

Thank you for the response Will. I did check that section and it looks like there is only one hard money lender in my area. I did a google search to see if there were any reviews or anything, but came up with nothing.

Thank you for the input, David! That is good advice. How could I find out which cities do and do not have POS inspections?

I am looking to start fixing and flipping cheaper single family homes in the Cleveland area. I'm looking to purchase in the $15k-$30k ballpark. What areas would be my best bet for finding buyers? I was thinking possibly the Elyria area? Any input on the surrounding Cleveland suburbs housing markets would be appreciated.

Thanks

I am having a hard time finding a hard/private money lender that actually seems legit. I've tried working with Do Hard Money before and it was a terrible experience. Overall they just seemed very sketchy.

My ultimate goal is to buy a small apartment building, so I would like to start buying, fixing, and flipping cheap single family homes until I have enough saved for a large down payment on an apartment building. I have enough saved right now for a 20% down payment for my first flip (looking for about $40k all together including purchase + rehab costs).

I'd love to get as much input from you guys as possible. Hopefully someone can recommend me a legit hard money lender or put me in touch with a private lender in the Cleveland area!
