Post: Ideas for raising money quickly for next rental property?

My goal in life is to own as many rental properties as possible. I recently purchased my first duplex. I would like to make managing the properties my full time job. As everyone knows, purchasing and fixing real estate requires a good amount of money. I currently do not make very much money at my full time job ($30k pre tax). I need to save up enough cash for a down payment plus enough for any repairs that need done on my next property. I was thinking about learning to trade stocks to hopefully earn enough to get my next rental? I am trying to get this rental business going, but $30k a year is not nearly enough for me to achieve this quickly enough. I just can't accept the fact of slowly saving a little each month until I have enough, which would probably take YEARS. I am open to any ideas that could help me earn money more quickly. I am striving for greatness, but feel like I'm stuck treading water in mediocrity. I need help getting to the next level and beyond.

For a long term solution in our shower, we tore out the wood trim and replaced it with Corian.  No worries.  Are the window sashes wood, too? You might switch to a vinyl replacement window.  We replaced ours with glass block.

 They actually are vinyl replacements luckily.

 Yes you are correct, IN the shower stall itself. That sounds like a good idea though with a second curtain.

I have a duplex which has windows in the shower on each floor. I am concerned that the wooden window frames will rot or accumulate mold. What can I do to prevent this from happening?

 Good to hear. I just bought a duplex on the west side of Cleveland and I would like to turn the attic into a studio apartment. I would live in the studio while renting the bottom two units. I will need a bathroom and small kitchen; the remainder can stay open. Do you do this type of work yourself or do you know people who can?

Do you guys usually just use lease templates or do you prefer to contact a real estate lawyer to draw up a lease for you?

financial crime NO way... violent same thing.  moving some weed.. well weed is going to be legal in most states in the next decade just like it is here in Oregon.. I would go for it personally.

 Makes sense. I've contacted the Ohio Division of Real Estate Licensing about three times now and have received the same answer every time; pretty much "apply and see".
