It seems like lists like this can get pretty expensive. Im checking a list in a county where I live and im already up to 3k how good are these lists, do the trees bear fruit or am a wasting Fiji water to see them grow? Are there any trusted list generators you all have heard of?

The 70% rule you quoted above is a common quick evaluation method. That is the amount you can typically expect an investor to pay you if you want to wholesale it. You need to get the property under contract for less than that so there is a spread for you to make.

 Yes this is what I was attempting to do. Avrg home sales in this area is in the 260s so Im undervaluing this for a quick sale. I'm trying to make sense out of the math but since this is the first potential deal I have nothing else to go off. No sense in crunching numbers on properties that no one is replying on

*UPDATE* I contacted him Sunday to confirm Tuesdays walk through. He responded which was good said he still was interested in selling the house which is better than his first posture. But he had to reschedule coming out to the shore. I'm going to follow up and continue to set another visit. Im considering making an offer over the phone contingent on seeing the property in full. Has anyone done this before?

 Thank you Ang, I do listen and watch Max he has tought me alot in a short amount of time, he shares so much I wish he teach me how to make the secret sauce. Did you see him when he went to Houston I told my cousin to go but he moved back to FortWorth and couldn't make the trip

 Thank you for your response Brian, I definitely dove in Head first It was the Podcasts I listen to and the Videos I watch. They all speak of taking action. I am usually very driven at anything I pursue, obsessively driven. I never placed great thought into what if someone picks up the phone or says yes I do want to sell. I had already written up a call script for live answers as well as VM, I'm also a great talker so I can work myself through it and sound knowledgable. My biggest motivator was whats the worst that can happen, They say no im not selling now. I will try to use the wholesale calculator successfully to make sure I have a solid offer which doesn't come off disrespectful. I plan to listen alot more than speak though I work now using mainly open ended questions so I know how to use silence to benefit me.

This is the BEST property to practice on because there is no chance it is a deal.

Thank you so much for your response Ned It was a strategy I heard in a different Market from my own. Im not sure if I have the formula correct. I will research some more to make sure I have don't the math correct but I think it was ARV(30%) - Estimated Repair Costs = Offer Price. As I said I'm very new and I dove in head first. I know what homes value in my area and I know roughly what things cost to rehab but I'm uncertain as to what someone would pay as an assignment to acquire a property to Flip like this.

Thank you even more for the questions several are on my list of what to ask but some are brand new and will be helpful here and in the future.

P.S. What did you mean by theres no chance this is a deal?

 Thanks Brian I plan to be, I have done some research on the seller and he has a few successful businesses and a believe 2 other properties. I don't think he is truly a motivated seller but His property was one of the 1st I saw while driving for dollars and his number was definitely the 1st I located while doing some skip tracing on my own.

So I dove into this head first, started driving for dollars in my neighborhood and neighboring areas and found 10+ potential homes got numbers off Whitepages and called everyone. I just got my first call back from a owner and he says selling is always an option. I am set to see the property Tuesday 8/21. I feel the owner is gonna retail price this thing, but honestly I dont know what to do next. Property estimated value is 213k and I know I should try and offer 70k for it. What should my move be, I really need some help here not in over my head, still fake swimming my way through this.
