Hey Todd. I've settled on hiring and training my own part-time person. Just doesn't seem I'm going to get the quality I'm looking for using a call service. They have their place but I think they're better suited for a backup then your primary phone service.

I don't often provide reviews but feel obligated to in this instance. I initially tried Call Porter a few years back when they were first starting out. I didn't have the best experience with them so I canceled the service and went back to having my wife answer the phones for a few years. I recently decided to try Call Porter again. We have been with them for a couple months again now and it has been a nightmare. I would have thought that after being in business for several years they would have gotten things in order but it doesn't seem that they have. There have been so many issues I can't even list them all. Some of the most glaring problems are the fact that calls will routinely ring for 60 seconds or longer before being answered (they claimed several weeks ago to have solved this issue but I have told them numerous times since that I can clearly see through CallRail that they have not), there is a complete lack of consistency in the questions asked and information provided, there are errors scheduling appointments, their phone reps routinely lie directly to the callers claiming that they live in the local area but have only recently moved there so they don't know any landmarks (this is after I have made it explicitly clear to Call Porter that they are not to do this but rather be honest with the callers that they are not local but the owner of the business is), phone reps don't bother gauging the seller's motivation or equity prior to setting up appointments, and a multitude of other issues. Again, I very, very, very rarely leave reviews, however, I hope this might be helpful to someone considering using them.

I should also add that in addition to the legality aspect, I also feel better knowing that when I sign a contract to purchase a house, I'm actually going to follow through with it, each and every time.  I don't have contingencies based on whether or not I can resell the property to another buyer.  Not sure if there are wholesalers structuring deals like that in Sioux Falls or not, but if so, hopefully they are making this clear in their advertising to sellers.

@Gunnar Barbee - Any thoughts?  Have you seen a slow-down in the recent months or are you still moving just as many properties?  I'd be interested in what you have available currently as I'm always looking to buy. 

I have 8 flips in various stages of the process right now but my business model is a little different than yours. I'm a licensed realtor and I actually purchase the properties myself, remodel them (some are very minor remodels and some are very extensive) and then list them for resale. I'm not doing the double closings or assignments as I felt that business model was pretty questionable from a legality stand-point, even if I could convince one of the title companies to do it. It's much cleaner to actually purchase the properties, do whatever updates/repairs are determined necessary, and then resell them.

@Gunner - You said you were doing at least 2 assignments a month.  Are you doing less now?  If so, do you feel like the market cooling off a bit is the cause?

Post: 10% Interest, 1st Place Mortgage, 75% LTV on $500,000 Property

I'm offering the opportunity to invest in a $500,000 6-12 month note, that will pay 10% simple interest, as a balloon payment at the end of the term. The note will be backed by a 1st place mortgage against a property we are purchasing at 75% LTV. The property is around 5,200 SF, is in beautiful condition and was appraised at $950,000 three years ago.

I'm a licensed realtor and a certified public accountant that has been in real estate for several years now and flipped five properties.  My personal credit rating is 805 and I have never had any type of default or late payment.  Contact me in the next couple days for more info.  Thank you.
