@Bill E., keep in communication with them when trying to change the duplex zoning, sometimes it will take a painful about of time to rezone. 

There are local zoning maps too that can used find out if the area in SFR or MULTI.

I agree with @Jeremy Taggart, it is a great option to get into a house hack that needs some love to start out to get that rental property experience. You can also do a FHA loan to keep you downpayment low so that you can start stashing more cash. Check out a 203K loan if you want to invest into a fixer-upper(that way you can build the cosmetic costs into the loan itself)!

I have some level 1 market research done on my local city and some others... Are there any indicators of a market that would be strong for a renting market, because of it's ratio to house prices? That is, I do not want to compete with house prices...

My niche is 800-1100 Class B and C value add properties.

Are there house price to rent ratios to consider when evaluating a submarket, especially in the rent range above?

Any people signed up for Michael Blank's Deal Maker's Mastermind? Is it worth it? I have never done any multifamily investing and it seems like a good and quick way to get feedback? Any experiences with his syndicator calculator?

I am looking to invest in the Columbus market, as I'm from Pittsburgh and familiar with the demographics. 

Is it a more a tenant or landlord friendly market? How quickly a landlord can evict a tenant when a lease is violated? What's the grace period a tenant has to pay their rent before receiving an eviction notice?

I am about to get a property under contract to wholesale, the owner has no idea how much equity he has. He said that the bank foreclosed on his property a few years back... but he still has it? I want to make sure my buyer is satisfied and not hit with anything broadside. Would this mean that my buyer would inherit the mortgage on the property? How would I find out how much is owed on it?
