Is now a good time to get into the land business? 


I've been interested in learning more about this niche and wanted to hear from pros who have been in the business for a while. 

My background is multifamily investing and I'm trying to spin off a revenue arm in my business that I could use to eventually build/develop with, but in the meantime have strong active income.

Looking to maybe house hack in Denver next year but just left my W2 job. I have decent income from my real estate investment business in my home state but much of it is wiped out because I have some larger apartment buildings which I depreciate. 

My wife does have a 90k+ job but this won't go so far in Denver for buying a good house hack. I'm investigating starting a solar business out in Denver too, but not sure if that will help me at all because I will be 1099.

Any suggestions?

Hey Makayla, the bottom line is that you need money for real estate. I don't care what the gurus tell you. If you don't have a lot of money, then you will need to trade your equity for another investors cash.

 When Brandon Turner wrote that book, it was a VERY different market. You have cash buyers everywhere now because of the proliferation of real estate education, thanks to BP and MOST sellers do not want to sell to people for little or no money down. There are deals to find with seller financing but I've found that they are few and far between. (I look at a lot of deals.)

I'd suggest you house hack if you want to put little money down

Hey Collin, I've wholesale over 70 deals in one year in a previous role.

Here is what matters: You don't murder the end buyer with your wholesale fee and you don't take advantage of the seller.

Here is how to find good buyers: Get a good deal and post it on social media. Talk to a ton of people. Constantly network and figure out who is buying what. Build relationships with good buyers who do what they say they will do.

It's that simple.
