Just a thought from my own  journey in real estate investing. The acquisition of knowledge, leads  in any field of endeavor such as wholesale real estate can be endless. There is always a new book, seminar, application, guru etc  

I worked tirelessly with all of the above but to no avail.No freedom.

The turning point that began my successful journey of 32 years was becoming proficient in Sales. The art and science of closing/negotiating a deal quickly; in many cases in the first meeting or phone call. I learned this from a truly gifted and successful NJ Salesman; My Mentor, his name was Max.

I have met many decent, hard working people, much smarter than me who have spent enormous amounts of time & money but they have never achieved the income they desired. Why, What was missing?

My solution- came when I learned how to become a conversationalist. Engaging people, gaining trust and likability becoming Charismatic. Sales is the Million Dollar Skill that for some may be the answer as it was for me.  Hope this helps someone out there as it did for me.  It's a great business-Claude Diamond J.D.

I love the mountains, skiing outdoors, trail running (Colorado) and I love warm weather in the hard Winter (San Diego) so I designed my life to live in both place (god bless real estate:-). 

All you have to do is be honest with yourself. Try Sh*t, be willing to make mistakes and just live your life under your own terms. Don't accept mediocrity as a lifestyle. The meek may inherit the earth but the daring live a life of joy with no regrets. Final word, Be superb in Persuasion and Influence aka Guts Sales.  Thank you Max (my Mentor:-)

 Thanks for your insight Claude! You make a really good point, and you reminded me that's it's not about trying to time the market/find a "gold mine" spot to invest in. It's more about me focusing on becoming the best investor I can be, who works hard, does his research, and is resourceful enough to make whatever market he's in work for him. If I'm happy wherever I end up, I'll be motivated to work even harder and find good deals in my backyard, wherever that is!

So thank you for the epiphany!

I gotta ask though, how did you find out that you loved where you lived? What did that process look like for you?

I agree. I had a mentor who basically taught me how to sell, persuade and influence in Creative real estate. It changed my life from a broke NJ Kid to a Millionaire living in California, Colorado and North Carolina. The real issue is getting the right ACCOUNTABLE AND SUCCESSFUL Mentor not a guru. Most programs want to scale and automate with little or no personal involvement.  My life changed from rags to prosperity when I met a great man named Max in NJ.  Claude Diamond

I agree Shawn;I have so much respect for the The salesperson that can makes 10,000 cold calls and basically utilize a numbers game approach. Personally I tried that approach and found that I began procrastinating from all the boredom and rejection. I leaned that by attraction content marketing (I post stuff everyday)  I could generate  5 or more quality hard appts per day and get the financial results I needed for freedom and have a helluva lot of fun in the process.
