Hi Dustin,

I have done a few flips and had an owner carry and a long term rental I recently sold. I am looking to get into some STR properties this year through Brrrr method.
I appreciate you sharing the information on what systems you are using to manage your properties.  

Do you only manage for other people or do you have some STR properties of your own?

Joe instead of feeling sheepish about the process think from the perspective that you are being a good steward of your resources.  Once so was speaking to a guy I hired for clean out of a new investment property.  He told me that he always shoot his bids high because he knows and expect people to negotiate his price lower.  If you accept their bid it’s like Christmas to them and you end up over paying.

With that said I will also say sometimes the lowest bid is not the best bid.  It could cost you a lot more money in the long road.  Some people will shoot you a low bid then try to milk you for more money placing it on unseen problems.  A good reasonable price by a quality contractor is what I want.  Everyone needs to make some money and treat each other fairly.

@BruceLynn I appreciate your information and honest feedback.  I would like to increase my activity in Real Estate investing  but like you mentioned as a Realtor i know we are held to a different standard.  I want to be fair and treat people well as I find good deals that make good sense.  Thanks again for your feedback.

I am looking for a landlord app that I could use to screen tenants and also accept online rent payments. Looking for quality & affordable. I currently only have 2 rentals but looking to add to investments and would like an app that could help me manage this.
