Only one that is triggered by them

Said they didn’t account for the uneven ground floor and addition that wasn’t on plan

He promised no more change order

Now they did a bunch of work and asked me to pay for a second change order already done, like reframing windows, soffit, haul away, replacing a beam that I didn’t know about

They kept asking to pay for work up front like rough plumbing for the entire house. After that I had to keep pushing them to send people to work

Now they are doing the same thing asking me to pay for all of Dry wall although they are not reading - still need blocks furring etc

I’ve hired the GC since Jan. Gut and redo entire house. I also hired two separate project consultants to deal with issues with this contractor. The GC don’t respond to my requests, had to project manage them, they stopped work multiple times to request me to pay them for change order and up front for unstarted work. The project is 4-5 months behind schedule right now and almost ready to close wall. The consultants proposed very different recommendations - one said I should pay them to avoid an arbitration, and the other said I should fire them

I know it costs money for arbitration but I also have been burned by their attitude and lack of progress

If it were you would you try to work it out to optimize for money / time to flip the project?

Thanks, looks like I didn’t mention that the project is in SF. Since I’m not here it’s probably important to have someone who can be present at the job site

Anyone with tips on hiring a construction project manager / management company?

My project was supposed to be finished by June but it has been falling behind, and with the economy opening up I need to do a 2 month travel that made me impossible to continue to be on site for the project, yet alone dealing with the headaches from the GC. The rough is done so we just need someone to manage the finish jobs starting with drywall, etc.

What are some of reasonable expectations for having a manager ? I want someone who can ensure the project stays on track (stop falling further behind), have the GC stick to the contract terms, and pay attention paid to the finishes.

Agree with you

He kept insisting getting paid up front and we spent a lot of time and energy arguing over what is in contract. It is written in contract that he gets paid on progress / material delivered.

He raised the price for the line item on electrical and asked me to pay in full. Which I did to keep him working.

Just felt I was taken advantage of now that I have paid him in full on electrical two weeks ago and I see one person starting working this Friday

I hired Buildzoom to find a replacement GC while this was all ongoing. They took a step back when they know there was another GC on the permit

They want me to clear the GC off the permit and said it could takes months.

I thought it is as simple as notifying the building department that I am removing him , or am I missing something?
