Thank you for looking at this for me.  Rules attached.  The rule at the bottom of #9.

I have a vacation rental property that has a 7-day rental requirement in the HOA covenants, but I have had the property for 8 years and this has never been enforced. Under 7-night stays are a large portion of my shoulder season rentals. Now some homeowners are requesting that the board (which I am on) enforce this rule by inspecting rental calendars and sending notices where there is less than a 7 night stay listed.

What do other vacation landlords do as a workaround for this 7-night minimum rule?

Does anyone know under the Fair Housing Act what our obligation as landlords is to accommodate service dogs and if we can ask for documentation to prove this dog is actually a  legitimate service dog? Thanks!

The movie business has gotten so big here, I would think there may be some opportunities for you there especially if the rental is in a walkable area.  Not sure how to tap into those opportunities.  Maybe start with GA Film Commission or a local realtor that also does rentals.  PM me and I will give you my realtor's info.  He is great and has worked with these types of deals.

I am considering securing preferably one HELOC on 4 properties that I have full equity in. I have spoken to one community bank here in Atlanta, but their origination fees seemed high (1% of total amount) and they were counting on me to pay appraisal fees for each property appraisal (estimated $350 - $500/property). They were non committal on rates stating around 4% and then that they may have a special for 1.9%, but nothing definite. We did not get into too much detail.

Has anyone done their homework on what lender to go to for the lowest fees and best rates/terms on HELOCs?  I have read prior posts and TD Bank seems to be a favorite as well as possibly Chase and Credit Unions.  Any others?

Also what questions should I be asking?  One post said to be sure to ask about repayment periods.  I will definitely ask about appraisal fees and origination charges.  What other questions/pitfalls to be aware of?

I use a site called Landlordstation.com.  I have been happy with them.

I use Landlord Station.  Does anyone have any others that they are satisfied with.  Would love to have another source.
