Sounds like a police issue.  If they vandalized the property, file a police report, set up cameras etc.   Landlord cannot control the tenants in this way unless you have proof and if you have proof you need to go to police.

The self showing requires a phone number and upload of photo ID.  They are given 1 time use codes.  We verify the phone number.

Trying to close a deal and buyer is in Japan. He says he can't get a notary appointment for 2 weeks? Is this possible?

I thought there were ways of doing this remotely now?

Any help out there??

get a soldi management agreement in place so you know what you are agreeing to.  what is the charge for leasing? Management, what happens if there is a big insurance claim for you to deal with, et.c  What are your responsibilities if tenants dont pay.  what will you do to rehab the property. etc.

i agree it sounds like he wants an idea - such as.  paint, carpet, remove this wall, redo this bathroom- tub shower combo, add new garage door, etc. He probably doesn't need the exact materials at this time.

We have prevented this by watermarking our photos- After a scammer got 2 unsuspecting tenants. 

 Also we post a big sign that scammers on craigslist are trying to scam people and the only number to call is us - our property mgmt company.  Watermarking stopped it

Offers include price, timeline, contingencies, who pays for what as far as inspections, termite, repairs, title insurance, 

You may be able to get a basic template form a local title insurance company.   Real estate agents have them, but of course, you would need to use them since the forms are copyrighted

Have you thought about Temecula- Murrieta-Menifee area.  Its a great area just north of you with great schools, great tenants, and super low vacancy.  Lower price point for sure!

Yes, have her sign the agreement ahead of time.

We actually have all of our people sign new leases, not just extensions, wince we update our lease frequently with new laws, etc that are coming in to place.

I agree with the folks above.   We have a $300 limit where we notify the owner if there is an issue above it. This way there are not surprises when they get their statement. Best of luck.  Seems like a conversation with the PM may solve the problem.
