Hi Sylvia, we should keep in touch. There are areas in Orlando where the prices are a result of crime and such. But if I find any respectable wholesale deals, I can definitely have you take a look at them. BTW my father in law does amazing rehab work, and FAST, for a fraction of a GC. I can share some of his work with you via email if you like. 

@Rod Desinrod I was doing a lot of searching for hard money lenders in Central Florida. Its a tough game these guys play. Some want you to have $15-25k (depending on the deal) in the bank before they will fund you, others will charge you an astoundingly high application/origination fee to get the process started, others only fund LLCs, while others want a portion of your profits. If this is your only route, like Ned Carey said, you should start by meeting with several of these lenders either directly or through networking events and get a feel for them. Pick out a few that suit your needs and really go into the mathematical details of each.

Has anyone had experience buying foreclosures from sites like Auction.com?

If so, I'm interested to hear some success/nightmare stories about these auction sites. And some strategies used to find good deals, as well as how to look for rehab cost estimates if the terms state that there is no trespassing on the property.

Hi all! I am a fresh rookie to the real estate business with only one completed rent-to-own contract under my belt. I have been researching and growing my knowledge in various aspects of real estate for the past 8-10 months, but no cash to perform. Now FINALLY, I have found an investment partner who can lend up to $50k at one time as well, and I also have a fast and cheap contractor on my side!

So I'm am in the market for cheap wholesale/nonwholesale deals that I can buy-rehab-and-flip. I am looking for single family properties in West Orlando (apopka, ocoee, winter garden, pine hills and metrowest) that will work under my budget. No buy-and-hold for now.

I am pretty solid with my partnerships with my investor and contractor, but any and all other advice is welcome.
