Hey guys any clue where a good area would be near the strip or Freemont?

I would like to invest in a short term rental in the Orlando/Kissimmee area. Local wholesalers please get in touch with me to discuss options. Under $70k SFH or under $60k Condo/Townhome is my target price range. Target locations include Disney area, near I-Drive/Sand Lake area, I-Drive near Sea World and Kirkman Rd near Universal Studios.

I keep hearing the term 'short term capital gains tax'

Recently flipped a home in Kissimmee, FL. Made a $65k profit. Unmarried with a salaried income of $38,500. How much should I reasonably expect to pay in state and federal tax? I'd like to set it aside in a money market savings or CD for the time being.

Can a FL realtor answer this for me?

I am selling a flip house without representation from a realtor. I have a full price offer and everything sounds good. The buyer's realtor has submitted the offer today along with a commission agreement. The buyer's realtor and I have agreed that he will get 2.5% commission on the sale.

My question is the lingo on this form. To me, it says that this agent will get 2.5% if I sell the house in 180 days of signing whether it is his buyer or not.

The other thing is that it mentions that if I default, I will owe him 2.5%.

All I need is an answer, please be helpful and stay on topic. I only have today to accept the offer.
