This is not something that can be explained easily. I have been hosting STRs for 12 years of my real estate career. I learn something new everyday. Even if you are managing yourself you need to spend the funds for a professional consultation based on YOUR property.

We have so many properties that are so different here in Galveston, Texas. That's the same for real estate. A custom business plan must be made based on your market.

@Robert Frazier It is business. Morality and business so not work together. We are facing a local housing shortage here in Galveston, Texas where I am a Realtor BUT so many have been so blessed with increased equity and a chance to grow their retirement.

Hi Jeff, I see you have been contacted by many great professionals. I own Simply Galveston Real Estate. I have been a Realtor for 18 years, I an an expert in short term rental sales and management. Unlike most agents I truly know what will be profitable and don't waste my clients time selling them anything available since so many properties do NOT do well in the off season. We were recently featured in Texas Monthly as well. We also won an STR cleaning company, my husband is a contractor, and I have a program to consult and help STR owners learn to manage their own rentals.

Not in our area. I work in Galveston, Texas. We are just seeing the rise in home values this past year. I am seeing lots of equity being pulled from homes which scares me bc most don't realize that makes their mortgage increase. I keep seeing posts about how its "Free Money". 20 to 25% has been the down payment for investment property for the last year or longer. 

If you know what kind of STR to buy and have a true plan you will do well but I am seeing many people buy just about anything and MOST of those properties will not do well. They were never meant to be a short term rental and some of these large management companies will just take them on as a client, set rates and never adjust them as the market demands. I evaluate my clients rates weekly versus performance. I also know what will do well since you need amenities in some markets during the offseason that most single family homes do not have so those people have to give the rental away, if they can even compete with the properties that do have a heated pool and amenities year around. Galveston is a beach town. I have 18 years experience here.

OMG Galveston. We have 2 major airports which is HUGE. Colleges, conventions at our convention center and so much more. Those other areas are hard to travel to. My buyers and investors are coming in droves. I also have 12 years management experience.

@Firen, Check out Galveston. The Gulf is never relocating. Economy is great.
