Hey Marlon,

It first depends on what you particular investing strategy is. In my opinion the next step would be to learn everything about Tarrant county, and what areas are high, middle, and lower class. The more you are actively looking for deals, and run your analysis the more knowledgeable you will be. Like @Tyler H. said School districts are huge motivators for home owners. That being said there's still ways to invest in less desirable areas just depends on your strategy. Red flags for one may be a green light for another. I'm a huge fan of multiple exit strategies. I've learned to evaluate markets all over Texas by taking every deal and figuring out how to make it produce money whether it be a Listing referral, Wholesale, Fix n Flip, Buy n Hold, Sub-to, Mortgage wraps. Or you can ask a local realtor. Hope this helped.

Hey BP,

My name is CJ Love. I am a wholesale investor in the Dallas Ft Worth area. Im 22 years old and have been actively working in RE for the past 2 years. Ive grown up around real estate all my life (lawn-care, make-readies, evictions, ect.), and ready to start creating my own investments. I've property managed a few Fix n Flip rehabs and wholesaled several deals since I started. I'm currently ramping up my marketing efforts, and have recently started working with a complete property services company who sells turn key properties to investors internationally and locally.

I'm currently looking to learn and explore different exit strategies such as Subject To, wrap mortgages, mobile home parks, and new construction. I'm also looking for any investors to partner with that are looking for a hands off approach to their investing. I've learned a lot through bigger pockets blogs and their podcasts, and feel this is a great community to network with and be apart of.

I've attended a few of the local REI's in the area (Arlington,Addison, Grand Prairie) and was wondering if any BP members are active members to any of these groups? I'm open to any advice for newer investors.

I use zbuyer in my marketing campaign as well. I think it really depends what areas you do your marketing in, as well as whats going on in that economy. I currently work Texas markets. Where do you use your zbuyer marketing?
