I have a situation with a seller where at first I was the only party interested in purchasing his house. After receiving the offer, he has verbally agreed that he is ok with the price. When discussing signatures he is wanting to call and discuss with his "buddy" to see if he can match it or give him a better offer. How should I handle this situation. Thanks for any feedback

Hello BiggerPockets Family, I have a property that I am looking at selling in South Acres Houston. The property currently has a tenant living in the house that is currently working on moving out. What is the best way to get this property sold, in the least amount of time, with limited access to the house because of the tenant? Any suggestions or feedback is welcome! Our current course of action is to give the tenant a notice of non-renewal and/or cash for keys. The lease is on month to month so that can be done immediately. Once the tenant moves out then we can list the property on the MLS. My feeling is that this process will take a lot longer than what I was hoping for.

Jonathan, The laws vary state to state. Here in Texas we have listed our wholesale deals with the owners permission. Not sure what state you are operating out of, but you may reach out to an experienced wholesaler, and an investor friendly broker for additional information. It never hurts to ask the advise of a real estate attorney as well to cover yourself. It is an easier transaction if you have the ability to close on the property then list it but sometimes that may not be feasible. From experience, our listed wholesale deals have netted us more even with the realtor fee’s than assigning contracts or double closings. Hope this helps
