@Antonio Coleman - Thanks for the information. I will keep in mind and tweak my message as needed. However, currently I haven't done any marketing at all. So my response rate is N/A = 0/0.  That being said I certainly recognize value in sending the right message.

@Joseph Caracappa - Thank you for advice. You make a valid point that equity wins regardless of age.   I also like the idea of bumping up if not getting responses as other investors might be hitting the same people as well.

@Todd Krzeminski - Not at all. I was thinking of doing in Prince William county. Manassas and Woodbridge area, and also considering potential deals in Leesburg area (Loudoun County).. I know both the areas well and already own real estate there.

Until now all the properties that I have owned have been buy, hold, and rent, and were either acquired during the economic collapse of 2007-09 as short sales, or through off market referral deals. 

For the first time I am venturing in the territory of doing some mail marketing for fix and flips, and have read a lot of posts right here on BP from those who have been able to enjoy success. 

The criteria I am using is non absentee home owners older than 45, with at least greater than 50% equity in their homes in specific zip codes. Listsource allows me to purchase partial lists, which is good.  I was going to use YellowLetters.com to order the yellow letters and then personally mail them out with me handwriting the address and putting my business card in it - extra touch. 

Here is the issue with I am struggling. I was doing 4 to 5 campaigns and repeatedly target 50-60 households.  I have heard from personal experience of other people and also read on BP that repeated mail is necessary to enjoy success through mailing campaigns. I was hoping to spread my mailing campaigns at least 4-5 weeks apart - so basically once a month.  So do you, who have enjoyed success with mailing campaigns, feel that 50-60 number is too low? 

Any other thoughts and advice is also much appreciated.

@Cody Krecicki - Seems like you have a sound plan. In the BP world it is known as BRRRR. Buy, Rehab, Refinance, Rent and Repair.. Maybe we can add another R at the end for RELAX. lol. However, you seem to be a new investor based on the title of your post, hence my two cents worth advice. Always make sure when dealing with condos that the COA documents allow you to rent out right away. A lot of condos put restrictions on renting out. I found myself in your situation a while back and was getting a killer deal on a condo. If it were close to my place of work I would have even moved there for a year or so, but not wanting to do that I decided to to forego of the deal as the COA wouldn't allow me to rent it out right off the bat.

@Dopah King - There is no cookie cutter answer to your questions. It seems that you should do a lot of homework. I would like you to recommend J Scott's book on Flipping houses.  He is not a flipper - he is a flipping machine !! :-) .  You can download it at the  link right here on BP. http://get.biggerpockets.com/flippingbook/

This book will answer most if not all of your questions.

I am surprised to see the question here, since this is mostly real estate forum.  But currently I am planning on looking into Jimmy John's franchise. I love their product and have talked to couple of their franchise owners, who talk highly of their system and business model.  I tried Subway a few years ago, but the experience was awful. I personally think Subway has become saturated with in literally every single corner. Also the brand has taken somewhat of a beating with Jared Fogle's transgressions.
