We are a busy New Jersey-based Real Estate Investment Company looking for licensed real estate agents to join us as Acquisition Specialists and follow up on off-market residential property leads. We are actively buying, renovating, and re-selling properties in the following counties: Union, Essex, Morris, Middlesex, and Monmouth. Right now, we need Acquisition Specialists who have their real estate license who can focus on Monmouth and/or Middlesex county. We are the buyers AND the sellers so you would get to take part on both sides of the transaction!

Duties on the buying side include:

- Calling leads provided by us on a daily basis.

- Setting appointments and meeting directly with sellers at their properties.

-Creating a friendly business relationship with sellers

- Taking great quality photos of properties.

- Being able to do an analysis of the property (must know how to pull comps)

- Following up with motivated sellers.

- Negotiating the purchase price alongside the CEO of the company.

Duties on the selling side include...

- Assisting the CEO with project management of ongoing rehabs (meeting with contractors, attending inspections and appraisals, delivering paperwork)

- Being the Listing Agent and managing Open Houses for the beautifully renovated properties that the company sells.

- Negotiating with buyers of our renovated properties.

- Assisting in Closings alongside the CEO and our attorney.

Commission/Payment Structure:

- The Acquisition Specialist will receive a flat commission on each property they bring to the company which the company buys.

- The Acquisition Specialist will have the opportunity to be the Listing Agent and make a commission on the beautifully renovated properties the company sells.

- We will consider you a partner and share in the profit on our projects.

Requirements:

- A positive attitude and a desire to learn.

- Ability to build rapport with sellers and obtain critical information from them at the same time.

- Professional dress and demeanor.

- Incredible phone skills - you must be articulate, well spoken, and energetic!

- Ability to take constructive criticism and a desire to constantly improve your sales technique. We will offer training and on-going support.

- Ideally you have a background in sales.

-Must be motivated and able to multi-task!

- You must have a car, never let your phone battery die, and respond to emails, text, and voicemails quickly!

Post: Underlayment in rentals under laminate

Hi, We're renovating a 3rd (top) floor rental unit and using 10mm laminate from Lumber Liquidators. What kind of underlayment does best with rentals in medium end apartments close to Hoboken? I asked LL about Home Depot foam underlayment (which is much cheaper) and they said since its foam it has a tendency to feel unstable because of the air that is trapped below and over time it will become less and less even....not sure if this is just a ploy? Also concerned about noise- the less the tenants complain the better!

Im considering LVP for some rental units. Ive heard LVP is better than EVP because it's more durable. Also there's less of the clicking hollow sound to disturb other tenants. This is for low/medium end urban NJ market so its different from warmer places or places where laminate is unacceptable (Manhattan). Has anyone found the prices to be good at Lumber Liquidators? Congrats on your recent acquirement @Drew Slew We're also in UC. We have a 3 unit 2/1, 2/1, 1/1 that we bought last year (after searching for 6 months) through an agent on the MLS. How did you find your condo deal?

I just used TT for the first time. I got an application and credit/eviction report from each of my tenants.   I like how you can manage several properties from 1 platform and even post to notify people of an open unit. I got many responses from wherever they sent it: zumper or rent hop as well as Craigslist. TT asks the applicants salary but it is not verified. They are a couple and I haven't heard any complaints from either of them regarding a fee. It was very convenient for them to email me whatever was required and they moved fast because they know good housing goes quickly in my area. I have been very satisfied with TT and hope they get the option to pay rent online up and running because that would be great!
