@Chris Koerner check out Catylist. Pretty good analytics and reports for a fraction of the cost. It was $125 when I joined. Ask for a demo.

We are also working on developing projects but build prices are high.  Can you share what your costs is for both site and vertical build per sf? Thanks!

Is the $185 sf price turn key? includes site and building? It sounds good because that was what a couple of contractors quoted initially here in AZ. However, pen to paper when the actual plans are in front of them... they add 40/50 cents more...

We have a few ground up development projects in the works and finally getting approvals on them.  It is discouraging because the build price is still high and we had a some initial quotes prior and it is no where we thought we would be.  Excited to actually build but need to get good GC's and have them sharpening their pencils.. still trying to work through it..

From what I have learned, it is not worth to to do ground up construction on small projects now with costs being high. Especially on small single family lots.  Possibly high end homes or large developments.  Otherwise, purchase existing and flip/rehab etc.. as prices are slowly dropping...

I would carry the same vinyl upstairs so it flows throughout.  If the current flooring/hardwood is pretty leveled, you can install vinyl underlayment on top then the vinyl flooring. Pretty easy process.  Otherwise carpet is the next option. Hardwood is not worth it to refinish for rental. Good luck!

Hi Marina, I am down in the valley so I don't know of any surveyors up north.  I did a search in Flagstaff and a few companies popped up.  Did you try any there?
