When I purchased this SFR 3 years ago, the tenant was already living there for 5 years. He has been a great tenant.

The carpet in this home has been steam cleaned by the tenant many times over the years. It REALLY should have been replaced years ago. Unfortunately, the home is pretty full of his furnishings and personal items. I don't foresee the tenant leaving anytime soon as he has stated such. I do want to replace the carpet for him but how? Suggested options? TIA!

I am not a lawyer but as an associate real estate broker I wouldn't think that the seller can legally sell their home if there is a lawsuit in motion. So once they get another buyer my guess is that they will drop everything with you and just move on.

I would talk with seller's lawyer. Be brief, don't give out any information but let him know you will talk more once he can supply you with a fully executed purchase agreement. He should quickly realize he's wasting his time.

Outside of the city of Detroit, where are you currently finding the best cash flow ops?

I've heard the turnover rate of tenants in the city are pretty high....greatly reducing cash flow. Correct me if this has not been your experience. TIA!
