How much do you require tenant to insure for liability, hazard (injuries, etc.) not including their personal contents? 50k, 100k, 500k?

I'm reviewing the BP provided Lease Agreement & not sure how much to put in that $_______. I would try to add a photo of the paragraph but I don't see an option to add one here.

I have never had to replace a boiler system. Per a plumbing contractor who was at the rental property to replace a leaking boiler valve, he stated that his fear in replacing the valve is needing to shut the system down. Since we don't believe the system has been serviced in years....if ever, he doesn't think it will fire back up. Can any boiler experts out there give me an estimate as to how much a new system may end up costing if it does in fact need to be replaced? It is a 2bd/1ba on a crawl (800sf). TIA!

Curious to know about any experiences other BP members have had with "Fund & Grow". Positive or negative. I still consider myself a newbie, even though I have had several rental properties in the past. I recently purchased a SFR with cash from a HELOC that I took out on my personal home. I am hoping to acquire a cash-out refi on the rental property so that I can pay off the HELOC. I have also been considering the "Fund & Grow" option but I am a bit skeptical. Any insight would be greatly appreciated. TIA!
