Replace Flooring w/Long Term Tenant?

When I purchased this SFR 3 years ago, the tenant was already living there for 5 years. He has been a great tenant.

The carpet in this home has been steam cleaned by the tenant many times over the years. It REALLY should have been replaced years ago. Unfortunately, the home is pretty full of his furnishings and personal items. I don't foresee the tenant leaving anytime soon as he has stated such. I do want to replace the carpet for him but how? Suggested options? TIA!

@Cindy Mastin You can replace the flooring with them in there.  You can either hire the carpet company to move things around, or you can ask the tenant to move his own stuff around.  The latter works really well if the tenant is pushing for new carpet. Otherwise, if it has to be done now, ask the carpet company what the charge, put yourself on the tenant's renter's insurance, and the carpet company's insurance, and have the tenant sign a liability release (at least this is how I would do it).  We did this with a long term tenant as well, and it went pretty smooth.
