@Tyler Jahnke I like the older/est probably C neighborhoods.  I like them most because my hearts in it--okay, I know we're here to make money, but I love these houses, love being a part of bringing the neighborhood up and hope that this will make my investment worth more.  I don't go right into the middle, but on the perhiphreal in order to grab hold of the better area and try to move it toward the not so good, if that makes since.

I'm currently working in 46201 and love these houses and am watching the businesses and streets change.  I haven't been around long, but I can see what things look like now, what's happened recently and where it can go, I'm excited to be a part of it!

I am loving the city.  I'm an old Austinite and enjoy going to Indianapolis and getting to know the people and get a feel for them.  Love the city and plan to stay close to downtown with my investing.

@Bryan Ghorbani I have some good people in Indy that I'm,working with, if you're interested, I can see if we can help you with some of this.  I'd also be curious to know where you've bought your property, as I have several there as well.

I've also had someone tell me to let tenants purchase their own appliances, it shows their motivation and they might take better care of it, if you supply these things, ifmthey go out, you may have to replace, just something to think about, depending on rental amount.

Personally, I'd rather go to meet ups, and meet like minded people that will share their experience for free.  I find so many people that want to share what they have, just as I like sharing my experience with others as well.  I think that's how the world goes round, we are given gifts, knowledge, we pass them on to others.

Thanks @Mike Dymski, maybe would could say these areas are to be the next "Florida" as far as retirement and such.

Very interesting map @Mike Dymski, what's drawing so many people to the Las Vegas and Utah area?  I didn't even think some of those areas were populated at all.

I've had some luck through a similar site to Angie's List, can't think of the name right now, I still have to watch them like a hawk, all my friends were booked...once I found one. It opens up others.  I even see vans/trucks driving and call, as far as ac, foundation, plumbing, electrical, I use people right out of the phone book, or internet in today's world.  I've had several of my people get so busy they send me to someone new.  Good to smooze them when you find them!

Hi @Eric Jones and @Christine Newton,

I'm here in Austin and would love to meet with both of you, if  y'all wouldn't mind the three of us getting together.  I'm currently working on a multi family out of state, I would love to see what we could do in state as well.  

I share in the goal to build something, both for myself, and to leave to my daughter, who is going to college in a couple of years.  I have had a handful of single family here in Austin, now see the benefit of moving, both out of Austin and even out of state, as well as multi family, to build my income level as well as make something my daughter may be able to build upon in the future.

Again, I'd love to join a pow wow to bring resources together and brain storm.

Tricky, to get people to move in, it would need to be accessible to transportation, town...but the city has not accepted them so much legally as a living space.  There are groups on meet up that are working on changing the regulations around this, city codes.  I also know of people who use them for airbnb.  There are loopholes.  I'm looking at a community for people to move into and support each other, move of a progressive retirement type community, but we will not be in the city limits.

I have thought about pulling one up beside my house and renting it;)
