Start with BiggerPockets searching tools to find a investor friendly agent. Mentioned to them that you will need financing and if they can recommend a lender. There are owner occupied programs that require you to live in the property with no or low money down. A good book to read is @Brandon Turner’s book “investing in real estate with no and low money down”. Cheers on your journey!

@Jon Schwartz thank you for the reply & advice. I agree that LA is unique, dynamic and expensive & you have to get creative. I like the strategies you mentioned, never looked into flipping but a $300k profit is terrific, one must be dedicated to put in the time and work. I am focused on buy-and-hold long term investments. Househacking is something I am looking into to get started building my portfolio, I recently started looking in the San Fernando Valley & Inland empire. 

Hello BP community, I am seeking to discover what is a profitable investing strategy in California, Los Angeles county or other similar counties are excellent at. I want to find out what is working in town, connected with investors and talk real estate. Thank you in advance for reading this post.

@Daniel Young Hi, I hope all is well and thank you for starting this thread. I have been analyzing deals in southern CA, and I keep getting negative cashflow. I started reading David Greene's long distance book and I am looking at OOS properties. If you have a connection such as friend, family or anyone you trust and can get you info about the market I say invest OOS. BRRRR the property to get your capital back and by 2021 when you are lease is up go house hack a property in Sacramento. That way your money is working for you & you get to learn your strength and weaknesses. I am always happy to connect and talk real estate. Cheers!

@Michael Nosbaum, That sounds interesting I will look into that. Are you talking about a sfh possibly with a separate entrance making it a two unit or a zoning to add another unit.

Anyone have a quick tip for: 

I am wondering if it is better to house hack a SFH and rent by the room and possibly add a ADU, or house hack a MFH to cashflow.
