@Zachary Dorff Welcome to BP, great post. Those two books you read are great, helps build a foundation to get started in REI. Continue build upon that, read more book, podcast and network.

As far as what strategy, I suggest start with the end in mind, and work backwards. If it is cashflow like you mentioned, invest where it makes sense with your financial situation.

@Account Closed great book. After finding a lender and getting pre approved you’ll know your purchasing power and work from there. House hacking is a great way to get started. You get to reduce your living expenses and possibly cashflow and learn your strengths and weaknesses.

Write down your goals and pick a strategy/niche that will help you achieve them and that work best for your current situation. After I would say identify property type, market, price range, conditions, and profitability.
