Welcome KC Madsen! You're at the right place, just start reading and soak it all in. I see you're already listening to the podcasts, which is awesome.

I'm from Northern VA as well - we seem to represented quite well here on BP. Funny you mention Indy, because it's on a list of cities I'm considering investing in. I have chose not to invest locally in the DC area, but would love to see the advice people may have to offer you about investing strategies here.

Start familiarizing yourself with all of the concepts associated with buy/hold. 50% rule, 1 and 2% rules, etc. They will be the basis of finding all of your deals. Most of them don't really work in our area, however, excluding the 50% rule. The price to rent ratio is screwed up. It seems most people still willing to invest in the current market are speculating on appreciation being their money maker instead of cash flow.

I just attended the TRACTION REIA meetup (in Tysons Corner) this past week for the first time. It was pretty cool, a lot of people to talk to. If you're not afraid of going up to strangers and talking to them, it's a great way to network and get some business cards. I don't plan on investing in the area either, so I went purely just for the experience. One thing to keep in mind is all of these REIA groups try to sell you stuff in the end.

Your first investment property. I'm assuming its a rental? Did you buy in the Northern VA area? I'd be interested in hearing about your first deal. I'm currently chasing mine and I am beginning to look outside the area.

As Marco said, I don't think any lenders ever actually use the clause. People do it all the time and I've never heard of it backfiring.

Patrick L. - keep in mind that's really only supposed to be used outdoors. I've had great success with either Demon WP or Cyper WP which both can be bought online. They're both the same chemical, just different brands. I believe I bought a 1lb jug for like $35 and it makes about 50 gallons of spray. It can be used indoor and outdoor.

Welcome, David. I'm from Centreville myself. The market is really heating up around here. If you're looking at buying, I'd recommend waiting till after the summer peak passes. Say July or August, demand should drop back off. Keep reading and check out the following thread for info on a DC area BP meetup on May 22 if you're interested.

Tinotenda Arigurinu - thanks for the note. This property in particular didn't end up panning out. It ended up it would've been a good investment. The broker let me know shortly after me posting this that the accepted an offer.
